This is often the issue that holds investors back, even more than the budget or the property search itself. And yet, with the right tools and the right partners, managing a rental investment in Greece remotely is entirely possible, and even simpler than many people imagine.

The Notarial Power of Attorney: The Key to Acting Without Travelling

Before even discussing day-to-day management, there is one essential legal instrument to understand: the power of attorney.

In Greece, many stages of a real estate transaction — signing before a notary, tax procedures, registration with the land registry — theoretically require physical presence. A power of attorney allows you to legally delegate these actions to a trusted representative, without having to fly to Greece every time.

There are several types:

A general power of attorney gives your representative broad authority over all decisions related to your property: renovations, rental contracts, administrative correspondence. It is useful if you want full delegation.

A special power of attorney limits the representative’s powers to a specific operation: selling a property, signing a lease, or carrying out a particular tax procedure. It offers greater control.

A notarial power of attorney, certified by a Greek notary, provides maximum legal validity and is accepted without dispute by Greek banks and public authorities.

A consular power of attorney can be drawn up directly at a Greek consulate in your country of residence, without requiring you to travel to Greece. It is practical, efficient, and often little known.

The choice between these options depends on your situation, the type of operation to be carried out, and the level of trust you place in your representative.
